When appraisers measure a home, they calculate the Gross Living Area (GLA) — a specific, professional method that counts only the above-ground, finished, heated and cooled spaces where people actually live.

So if your tax records show 2,800 sq ft but the GLA comes out to 2,200 sq ft — your home isn't smaller than you thought. The tax office and the appraiser are simply following different standards.
